When you instruct a firm through us, you make an initial payment to us (our referral fee) which comes straight off your quote; it is not an extra cost. If your move falls through within 14 days of instruction, you're entitled to a full refund. After 14 days it becomes non-refundable but remains fully transferable, with no time limit, to a future conveyancing matter with us. Comparing quotes costs nothing.

Is the service really free?

Comparing quotes is completely free, with no obligation to instruct. Our quotes are competitive because panel firms offer a discount on their normal fees in exchange for being on our panel. When you do instruct, you make an initial payment to us (our referral fee) which counts toward your quote — it's not an additional cost.

Why do I make my first payment to you?

It's simply how your payment is split, not an extra charge. Based on the information you provide, we generate a quote which includes the initial payment you make to us (our referral fee for transferring you to one of our panel firms) and the remaining balance your firm bills you directly. For example, on a £1,000 quote you'd pay us roughly £160 and your firm would bill you the remaining £840. The exact amount of our referral fee can vary depending on the type and value of the transaction, but it always comes off your total. If your move falls through, this payment is refundable within 14 days of instruction. After 14 days it's no longer refundable, but it isn't lost either — it's fully transferable, with no time limit, to a future conveyancing matter with us.

How will I receive my quotes?

Instantly, on screen, the moment you finish the form, alongside profiles of the matching firms. We also email them to you, and the firms usually send their own copy directly.

Are there any hidden costs?

No. Costs are broken down in your quote based on what you told us. Where a transaction has complexities we don't ask about, the firm will declare any extras when they introduce themselves, before you commit.

What does the postcode lookup do?

When you type the property's postcode we check the public record live — Land Registry, the EPC register, Environment Agency data and Ordnance Survey. Anything it knows (tenure, year built, last sale price, flood risk) is filled in for you, so the form is shorter and the quotes price the actual property.

Are the firms properly regulated?

Every firm that quotes through this site is regulated by the Solicitors Regulation Authority or licensed by the Council for Licensed Conveyancers, and is insured, credit-checked and monitored on reliability, speed, communication, value and customer satisfaction.
