Is the service really free?
Comparing quotes is completely free, with no obligation to instruct. Our quotes are competitive because panel firms offer a discount on their normal fees in exchange for being on our panel. When you do instruct, you make an initial payment to us (our referral fee) which counts toward your quote — it's not an additional cost.
Why do I make my first payment to you?
It's simply how your payment is split, not an extra charge. Based on the information you provide, we generate a quote which includes the initial payment you make to us (our referral fee for transferring you to one of our panel firms) and the remaining balance your firm bills you directly. For example, on a £1,000 quote you'd pay us roughly £160 and your firm would bill you the remaining £840. The exact amount of our referral fee can vary depending on the type and value of the transaction, but it always comes off your total. If your move falls through, this payment is refundable within 14 days of instruction. After 14 days it's no longer refundable, but it isn't lost either — it's fully transferable, with no time limit, to a future conveyancing matter with us.
How will I receive my quotes?
Instantly, on screen, the moment you finish the form, alongside profiles of the matching firms. We also email them to you, and the firms usually send their own copy directly, so you can compare everything properly later.
I just want an idea of price. Can I browse without committing?
Absolutely. There's no obligation at any point. If you're only researching, save the emailed quotes for future reference and come back when you're ready.
Are there any hidden costs?
No. Costs are broken down in your quote based on what you told us. Where a transaction turns out to have complexities we don't ask about, the solicitor will declare any extras when they call to introduce themselves, before you commit to anything.
What does the postcode lookup actually do?
When you type the property's postcode, we check the public record live: Land Registry, the EPC register, Environment Agency data and Ordnance Survey. Anything it knows (tenure, year built, last sale price, flood risk) gets filled in for you, so the form is shorter and the quotes are priced on the actual property rather than padded for the unknown.
Which solicitor should I choose?
That's entirely your decision. We screen and monitor every firm on the panel, but we don't push you to any of them. We'd suggest comparing the quotes, the Google review scores, and having a quick call with your favourite before instructing.
Are the firms properly regulated?
Every firm that quotes through this site is regulated by the Solicitors Regulation Authority or licensed by the Council for Licensed Conveyancers, and is insured, credit-checked and monitored on reliability, speed, communication, value and customer satisfaction.
I need a quick turnaround. Is that OK?
Yes. Speed of service is one of the criteria we select partner firms on. Instructing through the site opens your file immediately, and the firm calls you within 24 hours to confirm the details.
What happens when I click "Instruct"?
You pay a small amount on account (credited in full against your quote), the firm opens your file straight away, and they call you within 24 hours to confirm everything, or you can call them first using the number on your confirmation screen.
Is my data safe?
We only share your details with Conveyancing Index and the firms providing your quotes. They are never sold to anyone else, and we run a strict no-spam policy. The full detail is in our privacy policy.
How do I complain about a firm or about you?
Complaints about a solicitor's service go to the firm directly; we'll happily supply their complaints contact. Complaints about us go to our team: emails answered within two working days, post within ten.
